Every year someone tells me they are going to "wait for spring" to sell. I understand the instinct, but after twenty years across Melton West, Werribee and Tarneit I do not put much stock in a magic selling season. A motivated buyer in the middle of winter beats a tyre-kicker in October. What matters far more is presenting your home well, whatever the month, so let me talk about the cooler months specifically.

Timing is about circumstances, not the calendar

In my experience the real drivers of when a home sells well are interest rates, land tax settings and buyers' own situations, not the season. Winter often brings fewer listings, which means less competition for the serious buyers who are still out there in the cold looking. Do not talk yourself out of a good window just because it is July.

Make it warm the moment they walk in

A cold, dim home feels unloved. Heat the place before inspections so it is comfortable, not stuffy. Open blinds and turn on lights to counter grey skies, and let as much natural light in as you can. Warmth and light do a surprising amount of the selling in the cooler months.

Lean into cosy, not cluttered

Soft furnishings, a tidy throw, a well-kept living space, these make a home feel like somewhere you would happily hunker down for winter. Keep it simple and neutral though; cosy should never tip into cluttered. Buyers still need to picture their own life in the space.

Do not forget the outside

Winter gardens can look bleak. Clear leaves and debris, pressure-wash the paths, and keep the entrance clean and well lit for earlier sunsets. Kerb appeal still forms the first impression, even when it is grey.

If you have been waiting for a season that may not matter as much as you think, our Wyndham-Melton buying and selling guide is worth a read, and I am happy to give you an honest view on the right time for your circumstances.

Is winter a bad time to sell my home?

Not in my experience. Winter often has fewer listings and less competition for the serious buyers still looking. Timing is driven more by interest rates, land tax and your own circumstances than by the season.

Should I wait for spring to sell?

Not automatically. Spring brings more buyers but also more competing homes. A well-presented home priced sensibly can sell strongly at any time of year, so the right moment depends on your situation, not the calendar.

How do I present my home well in the cooler months?

Heat it before inspections, maximise natural and artificial light against grey skies, add tasteful warmth with soft furnishings without clutter, and keep the garden and entrance clean and well lit for earlier sunsets.

I would rather help you sell well at the right time for you than push you towards a season, which is how I have built more than 1,200 sales over 18-plus years here. For an honest read on timing and presentation, book a free property appraisal.
