Plenty of owners sell themselves short simply because they never got a proper read on what their home was worth. After twenty years appraising across Truganina, Williams Landing and Werribee, from Truganina to Williams Landing, I can tell you a good market appraisal is the cheapest, most valuable step in the whole process, and it is free.

An appraisal is evidence, not a guess

A real appraisal is built from genuine comparable sales, similar homes, similar streets, sold recently, plus your land, condition and position. It is not a number plucked to win your listing. across Truganina, Williams Landing and Werribee, standard homes have sold roughly in the $520,000 to $890,000 range over the past two and a half years (approximate, based on our own sold results), but your home deserves a figure specific to it.

Beware the two ways agents get it wrong

Some agents lowball to sell you a quick, easy result. Others inflate the number to win the listing, then spend the campaign talking you back down. Neither serves you. What you want is an honest figure you can defend with recent sales, because that is the price that attracts real buyers early, when your campaign has the most heat.

Do not rely on an online estimate alone

Automated estimates are a starting point, but they cannot see your renovation, your outlook or your home's condition. I have appraised homes worth well above and well below their online guess. Get a person who knows the street to walk through it.

What is a market appraisal?

An agent’s considered estimate of what your home would sell for, built from recent comparable sales plus your land, condition and position. It is evidence-based, not a random figure, and it should be free and without obligation.

Why not just trust an online estimate?

Online estimates cannot see your home’s condition, updates or outlook, so they are only a rough starting point. A local appraisal using genuine recent comparables in your street is far more reliable.

How do I know an agent’s appraisal is honest?

Ask to see the comparable sales behind it. An honest figure is one the agent can defend with recent nearby results, rather than a lowball for a quick sale or an inflated number to win the listing.

I would rather give you an honest number than an easy one, which is how I have built more than 1,200 sales over 18-plus years here. To find out what your home is really worth, book a free property appraisal.
